Description

Offered for sale is a large estate of 50 hectares with a rare combination of wine and horse breeding farms. Conveniently located a few kilometers from Grosseto, it is also close to the sea, archaeological sites and charming old towns.

The estate is rich in minerals necessary for the production of quality wine. Here such grape varieties as Sangiovese, Vermentino, Cilegiolo, Merlot, Cabernet Sauvignon grow and bear fruit.

12 hectares of carefully manicured vineyard and modern equipment of the winery with an area of ​​592 m2 are two components of the success of the estate.

The cantina was built in 2006 and renovated in 2019, equipped with stainless steel tanks with a temperature control system, pump and all other necessary tools. Its basement contains 30 oak barrels.

The farm produces about 110,000 bottles a year. 70% of products are sold through an agricultural cooperative, which has access to both domestic and foreign markets; for the owner, this is a guaranteed sale without additional costs. This is a common implementation method for areas of guaranteed wine origin.

Another direction in the sale of wine - direct sale on the farm, interesting group tastings, as well as the involvement of a horse breeding center with its own small restaurant in the wine economy also maintain a stable demand. The farm also borders with agritourism, where they also gladly buy and drink wine from the farm.

Own brand of wine has received medals and prizes more than once. Such international competitions as Decanter World Wine Award, International Wine and Spirit Competition, Mundus wini were awarded with bronze, silver and gold medals.

Since the farm has great potential, both in the production and sale of wine, the owner is currently expanding the area of ​​vineyards.

The farm also produces olive oil, with an olive grove on an area of ​​8.8 hectares. 1,811 olive trees of various varieties are mostly 50 years old, which is a guarantee that the trees are already producing very well and will bear even better fruit over time. Already, about 30,000 kg of olives are produced, which corresponds to about 4,500 liters of olive oil.

Of course, such large-scale production agricultural areas require the involvement of workers for the period of temporary work; residential premises are provided for their placement.

The horse breeding farm includes well-equipped stables and, together with dressage arenas, covers an area of ​​6 hectares.

The full production cycle of high-quality feed from our own grain is another component of success. 12 hectares are sown with various cereals, all the necessary equipment is available for the processing of such areas, and the hangar for its storage is equipped with solar panels with a capacity of 28 KW.

An important advantage for Tuscany is the availability of two of its own artesian wells with a capacity of 40 liters per second, capable of operating even during periods of drought.

The residential building of 13 rooms, the total area of ​​which is 418 m2, is currently divided into 5 apartments, but it is designed in such a way that the new owner can combine it into a single living space. There is a large swimming pool in front of the house.

The estate is surrounded by the picturesque hills of Tuscany and includes 10 hectares of untouched forest, it adjoins a nature reserve, so that the farm is protected from foxes, wild boars and other "guests" by an electric shepherd.

One hectare is allocated for the cultivation of young seedlings.
