Description

A Hotel, under the management of the famous hotel management, is one of the 13 authorized projects in Montenegro under the program "Citizenship by investment". This is a direct path to European citizenship for the investor, his wife and children. It is enough to invest in one of the authorized projects (from 250,000 euros), as well as a charitable contribution to the state fund (100,000 euros), to be able to apply for citizenship. It is officially stated that the Montenegro program runs until 2022, so the peak of sales for the Montis Mountain Resort by Splendid project is expected in 2021. According to official information, Montenegro should join the EU by 2025.

It is a 5-star hotel located in the north of the country in Kolasin, 73 km from the capital of Montenegro-Podgorica. Kolasin is the largest and busiest ski resort in Montenegro, located at an altitude of 954 m above sea level, the most comfortable height for people of absolutely all ages, on the banks of the Tara River, known all over the world for its canyon - the deepest in Europe and the second deepest after the Grand Canyon in Arizona USA, and is under UNESCO protection. And thanks to the state program of infrastructure development, Kolasin will become the most perfect resort in Montenegro, a high European level. It is planned to increase the total length of the ski slopes by almost 3 times, and in 2021 the first highway in Montenegro will be launched, connecting Kolasin with the capital, Podgorica, a trip along which will take only 40 minutes.

In total, the project will have 238 rooms of various categories. On site plan: 2 adults pools, children's pool, a large SPA area over 1,000 square meters, which includes massage and treatment rooms, a Russian bath, Finnish sauna, salt cave, gym; the hotel will have ski room, garage, large meeting room for 400 persons and meeting rooms, a 3D cinema, a basketball and volleyball court, soccer field, tennis court, bowling alley, etc. This is the only project in the north with its own sports activities. A new walking road will connect the hotel with recreational areas and the infrastructure of all local sports activities, including the ski base.

It is a project of a year-round 5* level resort with the largest infrastructure, which will be popular not only in winter, but also in summer. This point is important for the investor, as the hotel's attendance depends on its income. The developer offers under the contract 40% of the hotel's net profit for the year. The income will be accrued not only from the room, which is owned by the investor (!), but also profits from the entire infrastructure of the hotel: SPA, restaurants, cinema, etc. Not only hotel guests, but also everyone will be able to use the entire hotel infrastructure, which will also increase attendance and profitability.

This is the only project in the north where there are no room maintenance fees. Usually in other projects, they are 50 euros per 1 sq. m per year.

Also, the investor receives free accommodation in the hotel-1 month a year, and while the construction of the hotel is underway, 1 week of free accommodation in the 5* hotel in the south of Montenegro. And he also receives a loyalty card, which gives a discount on the use of the entire infrastructure of the hotel, as well as on accommodation and infrastructure of the 5*hotel.

The investor can withdraw from the project after 5 years, selling his number, and can leave this asset after five mandatory years of ownership in order to continue to receive income from it. And the management of the hotel of the famous brand Splendid is a guarantee of quick access to good profitability indicators.

An important point is that the developer of the project has a bank guarantee of 2.5 million euros as a guarantee that the project will be completed in full and on time.

And once again about the favorable advantages of the Montis Mountain Resort by Splendid project for the investor:

  • Location of the hotel. Due to its unique location, it will be a year-round hotel, which will undoubtedly affect its profitability.
  • The investor gets a room in the property, not a share in the hotel.
  • The investor receives 40% of the hotel's net profit. Profit is calculated at year-end for the room and use all the hotel facilities: SPA, gym, restaurants, cinema, etc.
  • Completely absent of fees for the contents.
